本项目需要入住的对象为高年级实习学生，需要满足以下要求：位于市区，交通便利，距离各实习医院近，周边生活配套完善；公寓具有良好的住宿条件，达到拎包入住的标准；一次性能提供较大数量的床位，且需要集中住宿，便于安全管理；要在7月底前一次性提供房源。经过多次市场调研，符合上述要求的租赁公寓很少，现魔方公寓能满足上述所有条件。
综上所述，符合《中华人民共和国政府采购法》第三十一条第一款情形，故采用单一来源方式采购。
